Compounding Capital Holdings is an Iowa-based real estate investment and development company. Our portfolio includes Branded Hospitality, Absolute NNN Retail and Industrial. Our company is designed for transparency and our website is designed with a custom back end that allows our investors to review information on each asset they are share holders in at anytime they like.

We are market experts that have over 30 years of experience in real estate acquisitions, operations and management, underwriting, dispositions and market cycles. Our model allows for major operational efficiencies and provides us the ability to perform all functions of operation in house from accounting to management to property improvements.

Our diverse backgrounds also provide knowledge in every market sector: Multifamily, Hospitality, Retail, Office, Storage, and Land. Our unique ability to find off market deals in various asset classes sets us apart and allows our investors to invest in different asset classes with varying risk profiles. Our primary focus is on value-add product in all sectors, well located trophy assets and new development in the hospitality and industrial sectors.

Ryan began his career in commercial real estate in 2007 with Hubbell Realty Company. In 2008 he joined CBRE to provide his expanding client base with custom real estate solutions to meet their strategic investment goals. Ryan has been a top producer in investment transactions the last decade for CBRE and has been involved in over a billion dollars of transactions in his career. He has received awards for rising star, top producer and consistently in the top five for production volume.

For year Ryan’s friends, family and colleagues were asking for opportunities to invest in real estate with him. Ryan started Compounding Capital with his partner, Ted Oswald, to provide an investment platform for accredited investors to invest in local real estate. Compounding Capital completed their first acquisition in 2020 and now owns and operates a portfolio of assets that include Branded Hospitality, Industrial, and Absolute NNN properties.

Upon graduating from Iowa State University with a Bachelors Degree in Accounting, I began my real estate career with Sheldahl and Associates. Within my first year I was promoted to the position of Operations Manager. Over the next 10 years in this position I operated and assisted in the development of over $100 million dollars worth of real estate comprised of over 600 apartments, approximately 250,000 square feet of class A and B commercial office and retail space and over 20 executive residential subdivisions. Additionally, I was responsible for all financial aspects of the company including budgeting, reporting and lender negotiations.

After 11 years of employment with Sheldahl and Associates I left to become the Director of Operations of Newbury Management Company formerly known as Heartland Properties. I was directly responsible for the operations of over 2,500 residential rental units in Iowa, Nebraska and Minnesota. Additionally I operated approximately 50,000 Square feet of Class A commercial office space in West Des Moines.

From Newbury Management I had an opportunity to purchase for myself a 28 apartment properties located throughout Iowa values at over 15 million dollars in November 2002. As part of this transaction I started up a real estate brokerage and property management company. Since this original purchase I continue to grow my portfolio with the purchase of additional real estate assets throughout Central Iowa.
